➞ Check in time is 15:00 and check out time is 11:00.

➞ Please note that parties and loud music are not permitted in this property.

➞Any loud music, parties, and smoking indoors will also result in immediate removal from the accommodation as we will be highlighted via our noise decibel monitor located in the lounge of the property.

➞ We have a strict NO-SMOKING indoors policy at our properties. Smoking is ONLY permitted from the terraces. A standard charge of £1000 will be charged to your card when we find evidence of smoking within the accommodation to cover cleaning costs and long-lasting damage on the property.

➞ The Guest accepts responsibility for maintaining the standard & standards of the property in which they recieved it. Failure to do so or damages to the property could result in further charges or a deduction from their deposit.

➞ Any disturbances caused will result in a £200 penalty fee.

➞ A replacement fee of £100 will be charged for any lost keys per key.

➞ The property is professionally maintained and cleaned immediately after every guest checks out.

➞ We provide professionally cleaned good quality linen and towels.

➞ Please note that we require all our guests to provide names of all guests staying and lead guest ID prior to check in which will be requested through a secure link via the Airbnb messaging service.

➞ We require completion of our reservation form which includes an agreement to our T&Cs, provision of a UK government-issued photo ID or passport, and a card pre-authorization of £200 for potential damage, loss or lack of adherence to our T&Cs.

➞ We will not charge an amount from the £200 unless upon checkout there is evidence of damage, loss, or lack of adherence to our T&Cs. (This is for security and insurance purposes only)
Other things to note
➞ CANCELLATION POLICY:

- We understand that sometimes plans change, and guests may need to cancel their reservation.

- Our cancellation policy is designed to be fair to both guests and hosts. Guests get a FULL Refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in.

- No refunds for cancellations made within 7 days of check-in & has past 48 hrs. of booking.

➞ For long term stays Guests receive a FULL refund if cancelled within 48 hours of booking and at least 28 days before check-in. After that, the first 30 days of the stay are non-refundable.

➞ ADDITIONAL CLEANING POLICY:

- To ensure we maintain the property's high standards and maximise guest experience, we require cleaning and linen changeovers for long-term bookings (14+ nights stay).

- This changeover will usually happen every 14 days and will NOT be at an additional cost to the guest.

- During the time of the clean, guest are advised to vacate the property during the time of the clean & give access to the cleaner. This is due to health & safety purposes.

-In order to maintain the property the guest MUST understand & comply with 14 day cleaning change over. This is a necessity to maintain hygiene & highest quality standards. Failure to allow this to happen WILL result the guest being charged for failed clean attempt.

-Damaged to the linen & towels (including stains by Fake tans, makeup etc.) could result in additional charges or a deduction to your deposit.
